The base price generated by our online cost calculator includes the complete

structural construction of your home along with our premium standard finishes,

as detailed in our downloadable Standard Features Brochure for each plan.

typical stresses of building a home to deliver a seamless, fully turnkey

experience from start to finish.

• Building Permit Packet and Submittal to Jurisdiction
• Submittable House and Site Plan
• Foundation Excavation and Backfill (Flat Lot)

What is Evaluated Separately (Site-Specific Costs): Because every homesite in Bend, Redmond, and Central Oregon has unique terrain and local requirements, the base price does not cover:

• Additional Excavation, clearing, and site development.
• Municipal building permits and System Development Charges (SDCs).
• Utility infrastructure upgrades or extended connection fees.
• Extended concrete for added foundation heights, custom driveways, curb cuts, or sidewalks.
• Final landscaping, irrigation, or perimeter fencing.
• Total permit management and agency coordination.
